We seek to get involved early in the design phase so that we can manage the project more efficiently, provide effective building solutions, and identify challenges early on to mitigate design changes after construction commencement.

Procurement of
Trade Contractors

Procurement consists of selection, negotiation and contracting of Trade Contractors.

During selection of Trade Contractors, we would review potential Trade Contractors and modify the list of Contractors to be solicited by adding or deleting some of Trade Contractors to reflect our past experience.

Coordination of A&E
& Consultants

This service entails interpretation and critiquing the construction documents (i.e. drawings and specifications) as well as coordination of the design and construction consultants.

Performance of
Trade Contractors

In this effort, we will inspect day-to-day activities performed by Trade Contractors as to the quality and quantity of supervision and manpower and adherence to the schedule.

QA & QC
Functions

We will provide Quality Assurance and Quality Control Functions on day-to-day basis. Even though these two terminologies are interchangeably used in our industry, they mean distinctively separate functions.

Scheduling

Schedule is the most essential tool for any construction project for a timely prosecution and completion. In order to properly sequence Trade Contractors and track their progress, a CPM schedule is required.

Cost Control
Activities

Cost Control is another important tool for timely prosecution and completion of a construction project. Like schedules, proper cost control methods would assist in early identifications of problems

Engineering

In general, value engineering means most economical solution to an engineering problem without compromising integrity of design and safety of workers. Every construction project requires value engineering to a certain degree

Dispute
Avoidance

Unfortunately, construction disputes have become a common occurrence in construction industry. In this respect, we will assist timely resolution of disputes on case-by-case basis as disputes arise.

Progress
Reports

We will prepare monthly progress reports which would summarize all construction activities, a commentary addressing schedule and budgetary concerns and respective recommendations.

  • During selection of Trade Contractors, we would review potential Trade Contractors and modify the list of Contractors to be solicited by adding or deleting some of Trade Contractors to reflect our past experience.
  • We will also actively participate in Trade Contract negotiations not only to obtain most competent Trade Contractor for the best price, but also to include terms and conditions favorable to the Owner.

Coordination of A&E and Consultants

This service entails interpretation and critiquing the construction documents (i.e. drawings and specifications) as well as coordination of the design and construction consultants.

  • Upon engagement during the pre-construction phase, we will review all construction documents produced to date by the architect to provide a constructability analysis. This analysis would help the design engineers and the architect produce the most suitable construction documents prior to construction.
  • During the construction phase, we will assist Trade Contractors to interpret the construction documents and coordinate with the design engineers and the architect for any latent defects and conflicts discovered in the documents for a timely resolution.
  • We will also oversee flow and distribution of Shop Drawings, Coordination Drawings, Catalog Cuts, Sketches and Controlled Inspection Services provided by the design engineers and the architect.
  • We will also assist Lending Institution’s inspectors for Monthly Progress visits as well as preparation of monthly requisitions for the Lending Institution.

Performance of Trade Contractors

We would inspect, comment on and report about performance of Trade Contractors.

  • In this effort, we will inspect day-to-day activities performed by Trade Contractors as to the quality and quantity of supervision and manpower and adherence to the schedule. We will make recommendations to increase, decrease and/or replace the manpower to alleviate potential problems such as cost overruns, improper workmanship.
  • We will also advise Trade Contractors for lack of performance which may impact other Trade Contractors, subsequently overall completion schedule. We will also assist the Owner to take necessary steps toward the Trade Contractor who is responsible for delays.

QA/QC Functions

We will provide Quality Assurance and Quality Control Functions on day-to-day basis. Even though these two terminologies are interchangeably used in our industry, they mean distinctively separate functions.

  • Quality Assurance is essentially to ensure compliance of Trade Contractors with their contracts. In this respect, we will be responsible to inspect and assure whether Trade Contractors’ performance is as defined in their scope of work and in conformance with terms and conditions of their contacts.
  • Quality Control, on the other hand, is to ensure compliance with the specifications. In this respect, we will inspect and control whether materials installed and workmanship are in conformance with the specifications.

Scheduling

  • We have already attached a preliminary CPM schedule to this proposal which may be adjusted for satisfaction of all parties involved. We will also prepare monthly updates of the CPM schedule.
  • We will determine problems and delays regarding Trade Contractors’ performance and recommend procedures for mitigation of delays in order to meet important Milestone Dates.
  • We will also prepare bi-weekly bar-chart schedules and conduct bi-weekly job site meetings with Trade Contractors to coordinate scheduled activities among Trade Contractors.

Cost Control Activities

Cost Control is another important tool for timely prosecution and completion of a construction project. Like schedules, proper cost control methods would assist in early identifications of problems.

  • Based on our experience and the historical date, we have prepared and attached an estimated cost break down for your project.
  • Once you are satisfied with the estimate, we will prepare a Control Budget which would distribute costs under customary industry categories.
  • We will review monthly requisitions not only to determine appropriateness of payment to Trade Contractors but also assign costs incurred to an agreed cost codes.
  • We would then track actual costs vs. control budget on a monthly basis to identify cost overruns and reasons in a timely fashion.

Value Engineering

In general, value engineering means most economical solution to an engineering problem without compromising integrity of design and safety of workers. Every construction project requires value engineering to a certain degree.

  • We will review site layout to determine most optimum location for temporary facilities such as trailers, crane and material and personnel hoists. We will also assist in selection of type of crane, type and quantity of hoists, height and location of sidewalk sheds, sidewalk closures, loading docks.
  • We will also render value engineering solutions for problems that may arise during construction.

Dispute Avoidance

Unfortunately, construction disputes have become a common occurrence in construction industry. In this respect, we will assist timely resolution of disputes on case-by-case basis as disputes arise.

  • We first determine merits of any dispute. Then, we will recommend best course of action to resolve the dispute.
  • If any dispute should have merit of turning into an additional work order for a Trade Contractor, We will help negotiate scope and cost of the additional work. We will then research cause of the dispute and the subsequent additional work so that additional costs could be recovered from responsible parties.
  • If any dispute should be deemed having no merit, we will recommend you accordingly. In the event, a Trade Contractor would pursue its dispute at an arbitration or litigation, we will assist attorneys in preparation.
